A real estate disclosure statement is an official document that informs a buyer of significant facts and features regarding the property they are purchasing. Disclosure statements usually include information about any defects or imperfections with the property, such as areas in disrepair or poor condition. By disclosing information upfront about anything that might depreciate the value of a property, sellers protect themselves from future legal action. Disclosure statements also protect buyers from making poor investments. Most states impose laws and regulations about disclosure statements; California’s are the strictest. Consult with our firm to learn more.
Our firm provides full legal support for clients involved in real estate contract disputes. We represent property owners, builders, developers, investors, brokers, and individual parties who are facing disagreement or conflict with a purchase or sale contract. Do not try to sort through the issue alone and do not rely on a general practitioner. Because there are numerous codes and regulations surrounding contract law, these matters tend to be complicated and require advocacy from a skilled real estate lawyer.

The Original Saugus Cafe, a Santa Clarita landmark since 1887, has become the center of a bitter legal battle following its sudden closure and immediate reopening under new management. Alfredo Mercado, who owned and operated the diner for nearly 30 years, filed suit against landlord Larry Goodman, the property manager for North Valley Construction.
According to the Mercados, The Original Saugus Cafe operated for decades on a verbal agreement with Hank Arklin Sr., before his passing in late 2025. Since then, the restaurant has been reopened under new management with a strikingly similar name, Saugus Restaurant.
The lawsuit alleges the property owner's trademark applications for a “confusingly similar” name prove willful, deliberate, and malicious infringement on the Mercados’ business. It goes on to allege that a wrongful eviction occurred when the locks were changed without alerting the Mercados.
The lawsuit claims the new management forced the Mercados to sign a lease under duress that falsely laid claim to the restaurant's equipment and name. Although the Mercado family purchased and maintained the appliances in the building, the lease listed “kitchen equipment, booths, counters, stools, chairs, registers, utensils, pots, plates, cutlery, and other cooking & mechanical systems” as part of the rental agreement. The Mercados allege that the new management threatened they would not be able to remain on the property as tenants if they did not sign.
Represented by Steffanie Stelnick, the Mercados are seeking $500,000 in damages, including the taking of personal property. Stelnick plans to amend the lawsuit to include the new owner, Eduardo Reyna. As the case heads to court, the historic cafe's 139-year legacy remains in limbo.
